Each era brings its own inspection priorities, and after years of inspecting homes across western Illinois, I know what to focus on:

Pre-1900 Quad Cities homes (riverboat-era): Knob-and-tube wiring still hiding in plaster walls, original lead service lines, undersized 60-amp electrical service, and basement moisture from limestone-and-brick foundations on the steep bluff lots above the Mississippi. I check every one of these.

Mid-century Moline and East Moline ranches: Aging galvanized supply lines, original Federal Pacific or Zinsco panels (both known fire risks), buried oil tanks left over from converted heating systems, and HVAC well past its useful life.

Newer construction (1990s-present): Improperly flashed windows, attic ventilation issues that lead to ice damming, and the common problem of poorly-installed sump pumps in homes built on Rock Island County's river-bottom silt and clay.
