Radon Testing in Peoria, IL
Why HOI?
-
Radon is a colorless, odorless, radioactive gas — and the second leading cause of lung cancer in the United States. In Central and Northern Illinois, where uranium-rich soil is common, radon is a real and measurable risk in many homes. HOI Property Services delivers professional, state-licensed radon testing using continuous radon monitors (CRMs) so you get accurate, hour-by-hour data — not a guess from a passive canister. Whether you’re buying a home, selling one, or simply want to know what your family is breathing, we make testing fast, defensible, and easy to act on.
-
We use Sun Nuclear Breeze CRMs, professional-grade continuous radon monitors that record hourly radon levels for the full 48-hour test period required by the EPA and the State of Illinois. The Breeze sits in the lowest livable level of the home (typically a basement or first floor over a slab) and silently logs readings throughout the test window. At the end of the test, the monitor produces a chart of every hour, an average reading in picocuries per liter (pCi/L), and tamper indicators that confirm the test ran under proper conditions. For time-sensitive transactions, the Breeze’s early prediction feature can give us a directional read before the full 48 hours elapses — useful when a real estate timeline is tight and you need to know which direction the result is trending.
-
State and federal protocols require radon testing to be performed under closed-house conditions for the full 48-hour test window, plus the 12 hours immediately before the test starts. That means windows and exterior doors stay closed except for normal entry and exit. HVAC can run normally. Window-unit air conditioners, whole-house fans, and exhaust fans (other than for short cooking or bathroom use) should not be used. We provide written closed-house instructions to the homeowner or listing agent before the device is deployed and confirm conditions at pickup. Tests run outside these conditions are not legally defensible — and we won’t issue a result that we can’t stand behind.
-
You can book radon testing two ways. A standalone test is the most common option for current homeowners, landlords, or buyers whose home inspection has already happened. Or you can add radon testing to a home inspection — we deploy the radon monitor at the start of the inspection and pick it up 48 hours later, saving you a separate visit. Either way, the methodology and report are the same. The only practical difference is logistics — the add-on path saves a trip charge.
-
The Breeze CRM delivers results within minutes of the test period ending. As soon as we pull the device, we generate the report and send the digital PDF to you and your agent. The report includes the hourly chart, the 48-hour average, tamper indicators, device serial and calibration status, and a clear recommendation based on EPA action levels. All results are independently verified by PriorityLab by InspectorLab — a third-party radon laboratory — so the numbers you act on are fully defensible.
-
Radon is measured in picocuries per liter of air (pCi/L). Below 2.0 pCi/L is considered low and no action is required, though periodic retesting is a good idea. Between 2.0 and 3.9 pCi/L is elevated, and the EPA recommends considering mitigation, especially if you spend significant time in lower levels of the home. At 4.0 pCi/L or higher, you have hit the EPA action level — the EPA, Illinois Emergency Management Agency, and federal guidance all recommend mitigation at or above this threshold. Radon levels can vary seasonally and based on weather, so no single test is a permanent verdict — but a properly run 48-hour test under closed-house conditions is the recognized standard for real estate transactions and homeowner decision-making.
-
If your test comes back at or above 4.0 pCi/L, we will refer you to a trusted licensed mitigation contractor in your area. In the Peoria area, that is Peoria Radon Mitigation. In the Rockford and Northern Illinois area, that is Radman Radon. We do not perform mitigation ourselves, which keeps our testing impartial. A typical sub-slab depressurization system runs in the $1,200 to $2,000 range and reduces indoor radon by 50 to 99 percent, depending on the home. After mitigation, a follow-up 48-hour post-mitigation test is required to confirm the system is working — we handle those too.

We serve clients within a 2-hour radius of Peoria, Illinois, including Peoria County, Tazewell County, Fulton County, Woodford County, Ogle County, La Salle County, Lee County, and DeKalb County. If you are outside these counties, contact us — we will let you know if we can accommodate.

Q: How long does the test take?
The radon monitor must run for a full 48 hours under closed-house conditions, per EPA and Illinois protocol.
Q: Can I get an early read?
Yes. The Breeze continuous radon monitor (CRM) we use offers an early prediction feature that gives a directional read before the 48-hour window closes — useful for tight real estate timelines. The official, defensible result still requires the full 48 hours.
Q: When will I get my report?
Results are usually available within minutes of the test period ending. We send the digital PDF report to you and your agent the same day we pull the device.
Q: What does the test cover?
The Breeze CRM records hourly radon levels for the full test window in the lowest livable level of the home. The report includes the hourly chart, 48-hour average, tamper indicators, and a clear recommendation based on EPA action levels. All results are independently verified by PriorityLab.
Q: Do I need to leave the house during the test?
No. Live in the home normally. Just keep windows and exterior doors closed (except for normal entry and exit) and avoid running whole-house fans or window AC units. We provide written closed-house instructions.
Q: What happens if my radon level is high?
At or above 4.0 pCi/L, the EPA recommends mitigation. We will refer you to a licensed mitigation contractor — Peoria Radon Mitigation in the Peoria area, or Radman Radon in the Rockford area. After mitigation, a post-mitigation 48-hour test confirms the system is working.
Q: Is HOI licensed?
Yes. Chase Owen is Illinois state licensed for radon measurement and InterNACHI certified.
Q: What areas do you serve?
Within a 2-hour radius of Peoria — Peoria, Tazewell, Fulton, Woodford, Ogle, La Salle, Lee, and DeKalb counties.
