Q: What areas does HOI Property Services cover? A: We serve buyers, investors, and real estate agents across central and northern Illinois — generally within a 2-hour radius of Peoria. That includes the Greater Peoria area, Bloomington–Normal, Rockford, Galesburg, and the Illinois side of the Quad Cities, along with the surrounding counties of McLean, Woodford, Logan, Livingston, Winnebago, Boone, Ogle, Lee, Knox, Henry, Fulton, McDonough, Rock Island, Mercer, Peoria, and Tazewell.

Q: Do you charge a travel fee for inspections outside Peoria? A: Inspections within our standard service radius are priced the same regardless of city — no separate travel fee. For locations near the edge of our radius or just outside it, we'll let you know upfront if any travel adjustment applies before you book. There are no surprise fees added at the inspection.

Q: My property is just outside your service area — can you still help? A: Possibly. Reach out with the address and we'll let you know whether we can fit it into the schedule. We occasionally take inspections outside the standard radius when timing works, especially for repeat clients, investors with multiple properties in the area, or agents we work with regularly.

Q: How far in advance should I schedule an inspection? A: For most areas we can typically schedule within 2–5 business days, though peak real-estate season (spring and early summer) tends to fill up faster. If you're working against a tight contract deadline, call us directly — we can often accommodate rush requests, especially in the immediate Peoria, Tazewell, and Woodford County area.

Q: Do you inspect properties in rural areas, or only in cities? A: We inspect both. A large portion of our work is in smaller communities and rural properties across Knox, Fulton, Logan, Livingston, and the surrounding counties — older farmhouses, acreage properties, well-and-septic systems, and outbuildings are all part of what we routinely evaluate. Rural properties often have unique considerations (private water, older electrical service, foundation conditions) that we're equipped to assess.

Q: Can one inspector cover an inspection in the Quad Cities and another in Bloomington on the same day? A: For multi-property investors and agents working across our region, we coordinate scheduling so we can group inspections geographically when possible. Same-day coverage across distant zones (e.g., Quad Cities and Bloomington) usually requires booking with a few days' notice so we can plan routing efficiently.

Q: How quickly will I receive my inspection report after the inspection? A: We deliver full inspection reports within 24 hours of the on-site inspection, and most reports are sent the same evening. The report is delivered as a digital PDF with photos, summary findings, and recommended action items — easy to share with your agent, attorney, or contractors. Rush turnaround is available when contract timelines require it.
